The selection report we prepare for you after site visits considers your project milestone demands vs base build timeline, technical due-diligence brief of the base build, advantages and disadvantages of the base build capabilities.
Advise on technical lease negotiations (landlord-tenant interfaces)

With a superintendent approach, we prepare a weekly cost and programme report tailored to your needs and containing the information you need for your internal reporting. This also ensures that cost and programme variances are identified, discussed and addressed at an early stage in order to keep the project on time and within budget.
Subcontractor tender, comparison, and evaluation
We are there to monitor and represent your interests during the establishment of the subcontractor tender documents, ensuring that the contractors are fully aware of their scope of work and deliverables which prevents most of undesired additional cost during the construction period. Once bids have been received, we represent you by collaborating with architects and engineers, preparing tender evaluation documentation whilst keeping your demands in front of mind.
Award talks and service level expectation alignment
As your consultant, we represent and support you during the procurement discussions with the subcontractors. Not only do we ensure that you get the best value for money and that the subcontractor allows for the entire scope of work, we also ensure that the subcontractors agree to a set of service level requirements. This in turn ensures a smooth working relationship during the construction phase and prevents additional cost as service level expectations from you and the contractors are aligned with the lump sums provided. We ensure that all contractual obligations between you and the architect, the landlord, the contractors, and the engineers are cascaded down to the subcontracts, so you won’t face discrepancies during the construction phase. This guarantees smooth implementation of the work, which is carried out on time and within budget as part of a partnership approach.

We can provide a client-side site manager to accompany the general contractor or architect on site, managing day-to-day request for information in a timely manner. This mandate also ensures, that your HSE, IT/AV and finishing quality requirements are met. Another great benefit of this client-side onsite manager is, that we ensure the final product meets your expectation and your requirements at the practical completion inspection. This leads to a near defect free handover, which in turn guarantees your staff occupying the space with satisfaction and without disruption.
Client representation at on-site construction, architect, engineer, authority, and landlord meetings
At every project meeting, we are there to represent you and your project requirements. We do not make decisions without first consulting with you and ensuring that all parties involved fulfil their duties and responsibilities, whilst acting with your demands in front of mind. We strive getting everyone’s questions answered in a timely manner, preventing programme slippage.
Finance, programme and contract controlling
On a weekly basis, we monitor the contractors and architects on site to produce a progress report tailored to your needs, giving you a clear overview of actual cost against budget and programme slippages. We also advise you on contract administration required to maintain your rights and to address matters at an early stage to keep the project on time and within budget.
Practical Completion
During the practical completion inspection walks of the individual trades, in cooperation with the architects, engineers, landlords, authorities and the general contractor, we represent you and ensure that only the highest quality finishes are accepted. We also ensure that no practical completion certificate is issued to contractors without full project documentation, a final invoice, warranties, and a complete fit-for-purpose execution.
Defect rectification pre- and post-occupancy
We will make every effort on your behalf to ensure that all possible defects are remedied before you move in. For remaining defects, we ensure the least possible disruption to your day-to-day business by representing your rights in front of the contractors. This service is best offered in conjunction with the above Client-side Site Management mandate, however, it can also be offered as an additional service on demand.
